What info do I need before I get Commercial insurance?

I’m buying a 2 story building thats zoned for warehouse/storage. Its empty now and I want to rent out space for art studios, upstairs and maybe an arcade downstairs. The sale price of the building is 130,000. What type of insurance is best and aprox how much it costs? Any advice would be great.

It would be a real estate lessors risk policy.
Most companies dont insure vacant buildings, so youd probably have to get it once you have tenants there, or at least an agreement showing that you will be getting tenats.

You need to give property information: year built of warehouse, square footage, # of stories, alarm?, sprinkler?, roof type, garage/parking style, type of tenants, estimated annual income/rents collected,
corporation/individual business? building updates?
If you are closing escrow, you can have the insurance company bill the escrow for the premium for the first year.

How can I find an estimate of commercial insurance for a business project?

Just need a realistic quote of insurance for a corner shop about 30 square metres in a student area of sheffield without fishing through loads of websites!
Anything will do – I just dont know wether it’d be around £50 a year or £5000!

Just an estimate – its only for a uni project!
Corner shop about 50 sqare metres selling basic convenience store goods.
I just dont know how much insurance is for properties – is it closer to £50 or £5000?

Well, it’s not going to be a "realistic" quote unless there are a LOT more details, like, what are you selling, what kind of alarm system is there, how long has the business been established, what kind of experience the owners have, who owns the building, How much coverage are you looking for, do you need loss of income coverage, are there any employees, what are the annual sales, etc.

There are MORE questions, depending on some of the answers of the prior questions.

That’s why you can’t get a quote over the internet for business insurance. There are just WAY too many variables.

How can you find new P/C customers Commercial and Personal Lines in a soft market?

You pick a class where you think you have a competitive product. Go to the yellow pages, look up the addresses, and go visit each one. Sometimes 4-5 times. Ask for referrals from existing clients. Ask your marketing reps for prospects – most carriers WILL give you a list of prospects – mostly for classes they are targeting, from yellow pages or D&B reports.

D&B is another great way to find ‘em, you can get financially solvent companies, by SIC code.

What does Commercial Liability Insurance cover?

My husband is starting a welding business and we got a quote today from an insurance company for Commercial Liability Insurance that includes coverage for his tools as well. What does this all cover, I understand the tools part (for the most part) but I do not completely understand what commercial liability covers. I tried Google’ing it I just got "get a quote sites".

First things first, the agent you obtained the quote from should be more then willing to explain this to you. If not, then do yourself a favor and obtains quotes from other agents/brokers.

Basically liability can be defined as:
"An individual or business may incur a loss as a result of their actions toward other people or their property. Such losses are called liability losses. A liability loss occurs when a person is determined to have been responsible, or liable, for loss to another person or another persons property and is required to make financial restitution"

As a welder your husband needs to understand what risks he may be responsible or liable for? What actions might cause harm to another person or their property?

Does he have a shop where he might have customer coming and going? The most common exposure for this is trip and fall. What if someone enters his shop and trips/slips and they hurt themselves? He could be held responsible for their safety and Commercial Liability would cover this.

What is he welding? You need to make sure your quote(s) include coverage for Products & Completed Operations. This would cover his actual "welding" as this is his completed operation.

For example: say your husband welded on a trailer hitch to a truck. The owner of the truck then hooked up their trailer and went on their way. After a few miles the hitch gave way causing the trailer to disconnect from the vehicle wrecking into another vehicle. Later they determined the weld on the trailer hitch was the cause of the accident and your husband gets sued for faulty workmanship.

This could be considered his responsibility and is exactly why you would purchase liability coverage.

Liability is not always clear cut as to what is covered and what is not. Unfortunately often times there is no black or white (what is or is not covered).
